Cobb Farr work on the theory that keeping a tenant happy makes for a good tenant so we always try to go above and beyond to achieve this aim. We specialise in good quality properties and offer a fair a reliable service.

Tenant Fees
Once you have paid a holding deposit (equivalent to one weeks rent), the property is reserved for you with no further viewings. This fee then forms part of your damages deposit (usually equivalent to five weeks rent). For a full description of fees, please click on the link below.

References
All tenants need to pass a reference check before a tenancy agreement can be drawn up, as well as providing one proof of address and one proof of identity (photo ID).

Tenancy agreement
Once your references have been checked, a tenancy agreement is drafted and sent to all parties to sign. This agreement sets out the terms of the tenancy, and highlights the responsibilities of both landlord and tenant.

Final payment
Before moving in you make your final payment (one month’s rent plus the balance of your deposit). The deposit is returnable at the end of the tenancy, subject to a final inspection/full inventory check.

Moving in
We arrange to meet you at a suitable time to complete the moving in process, either in our office, or a member of our team will be at the property to greet you and hand over your keys.

Cobb Farr are a member of UKALA’s Client Money Protection for Landlords and Tenants.

Jenny is our Lettings Manager, based in the Bath office, and with 40 years’ experience of living in the city is well placed to deal with all Cobb Farr’s rental business. A former partner in a local building company for 25 years gives Jenny a good background knowledge when dealing with property and landlord/tenant expectations. Both her children attended schools in Bath, which she is convinced is one of the most beautiful cities in the UK. She calls on this depth of local knowledge and experience when letting properties

Joanne Armstrong Lettings Negotiator
Jo is our Lettings Negotiator in Cobb Farr’s Bradford on Avon office. Jo started her working life with Natwest Bank gaining business knowledge which enabled her to become self employed and owner of a small franchise business. After a career break to raise her two children she worked as a Teaching Assistant at a local Primary School. Having lived in the area for most of her life Jo has a good knowledge of what her hometown and surrounding area has to offer enabling her to provide the best service possible for the tenants and landlords she deals with. As well as enjoying long walks in the surrounding countryside, Jo is an active member of a local Rock Choir and Bradford on Avon Rowing Club.
